If you’re unencumbered (not needing to sell, in rented, etc.) this does make the process easier. But if you need to sell a property to purchase your next one, we can help get you into a proceedable position, firstly by coming out to value your home.
It’s not a necessity to be on the market straight away, but it is sensible to plan ahead. If you find the one and you’re not yet sold/under offer, you risk another interested party pipping you to the post/property.
Once you’ve gained an understanding of your budget and you’re in a position to make an informed offer, go ahead and hit Rightmove, Zoopla, etc. to see what’s out there. You’ll also want to register with us so you hear about homes for sale in St Albans before they reach the portals.
We’ll ask you the specifics of your search so we don’t send you properties you’re not interested in (although it’s recommended you keep an open mind—we often find people fall in love with homes that may not have been on their radar).

Offer accepted! Now comes sales progression.
During this stage, your solicitor will be working hard in the background, and we’ll be working alongside them to get you to completion.
There are many moving parts, and we can recommend solicitors, removal companies, surveyors, tradespeople, etc. to make it all much easier and more efficient. We don’t receive referral fees; we recommend suppliers because they warrant it.
Last stop(s): exchange and completion.
When everything is ticked off the list and everyone is happy with a moving date, you’ll exchange. Completion usually takes place very soon after, so it’s sensible not to leave the packing until the last minute…
On completion day, your new home awaits, and we’ll be there to organise keys and hand over champagne.
