You may already know how it all works, but if it’s been a while since you last moved, or you’ve blocked out a previous negative experience, here we break down the steps:
First things first, we’ll need to do a valuation of your home.
We’ll come out to take a look so we can assess it against what’s sold recently, what comparable properties are for sale in St Albans, and therefore what it’s likely to sell for.
We’ll give you an overview of the current market, and explain our marketing strategy, which can be tailored to fit your own circumstances and requirements.
We offer valuations 7 days a week, and these are no-obligation (we appreciate you might need a figure for re-mortgage purposes, or are just curious about your home’s value).
The next step is to sign you up and get you on the market.
We’ll advise on the most effective way to present your property, and we use professional photography, and drone if appropriate, to showcase it to its best. We even have reflective for sale boards so people passing at night can see them.
We’ll list your home on our website, Rightmove, Zoopla and Primelocation, call and email it out to our database, and can also feature it on our Facebook and Instagram pages.
Once you’ve gone live, it’s time for viewings.
We’ll qualify buyers before bringing them through the front door, and we’ll highlight all your home’s features and selling points. We know St Albans, and we know property, so we can provide information on what makes your home and your neighbourhood special.
We also know it can be difficult to keep things shipshape in readiness for viewings, especially with kids, pets, or if you’re a landlord who doesn’t live locally. We can arrive early and neaten things up if needed. We can also accommodate viewings 7 days a week to fit around your own work-life patterns.
We contact buyers for feedback following the viewing, and if they’re not interested, we’ll try to find out exactly what does and doesn’t appeal. All feedback is good feedback.
When that right buyer has been round, they’ll put in their offer.
We’ll have had regular contact with you, and will have discussed your motivations for moving, so we’ll already have your best interests in mind and at heart.
We’ll check their chain, speak to their agent (if they’re also selling), and verify their finances with the relevant people (such as their broker/financial advisor).
All you’ll need to do is tell us if you’re happy to accept.
Now comes the waiting game, aka sales progression.
During this stage, we’ll be keeping you updated, and essentially keeping it all together. Your solicitor will be working hard in the background, and we’ll be working alongside them to get you to completion. While you’ll have plenty of forms to fill in.
There are many moving parts, and we can recommend solicitors, removal companies, surveyors, tradespeople, etc. to make it all much easier and more efficient. We don’t receive referral fees; we recommend suppliers because they warrant it.
Last stop(s): exchange and completion.
When everything is ticked off the list and everyone is happy with a moving date, you’ll exchange. Completion usually takes place very soon after, so it’s sensible not to leave the packing until the last minute…
On completion day, your new house awaits, your old house is clean and clear for its new owners, and we’ll be there to organise keys and hand over champagne.
